We typically price quarterly visits per unit and can group multiple units or properties on the same day to keep scheduling efficient. Quarterly maintenance helps reduce tenant complaints, prevent surprise repairs, and keep units tenant-ready.

Q: Do I need to be home or does a tenant need to be there?

A: Not always—many tasks can be completed in common areas or exterior locations. If we need interior access, we schedule ahead and coordinate with you, the tenant, or your property manager. You’ll always know what we’re doing and what access is needed before the visit.

Q: What if something comes up between quarterly visits?

A: You can book an on-demand service call for non-emergency issues between scheduled visits. We’ll diagnose the problem and fix it if it’s within scope, or recommend the next step if it requires a licensed trade. Nothing beyond the service call happens without your approval on pricing

Q: Do you do plumbing, electrical, or HVAC repairs?

A: We handle preventative maintenance and minor replacements within a safe maintenance scope. Work that requires a licensed pro (plumbing modifications, electrical wiring, refrigerant HVAC work, permits, etc.) is not performed directly. If needed, we can help coordinate a trusted licensed vendor and keep the job organized.

Q: How does pricing work for multi-unit properties?

A: Quarterly maintenance is typically priced per unit per visit, which keeps it predictable and easy to budget. Owners with multiple units or properties can often save time and cost by grouping visits on the same day. Annual prepay options may be available depending on the property.

Q: Do you offer emergency or 24/7 service?

A: We focus on scheduled preventative maintenance and organized service calls rather than 24/7 dispatch. If something urgent comes up, we’ll do our best to fit it in based on availability. For true emergencies (active flooding, gas smell, major electrical issues), contact the appropriate emergency service immediately.
